Generally, it takes 20 to 30 minutes to photograph houses under 3,000 square feet. Each additional service will increase the time spent at the property.

95% of all shoots are edited and delivered in one business day. If photos are needed the same day, we offer an express service for an additional $50.

Photography pricing starts at $150 for houses located in Northern Bergen County, New Jersey. Once we know the size of the home and address we can give you an exact price.

Photo shoots start at 25 photos for a typical home, townhouse and condo.

Our office is located in New Jersey and the bulk of our business is in NJ, NY, CT, PA, but for large estates and gardens we have traveled around the US and Canada.

There are many aspects of preparing a property for photography and short of hiring a stager, here are some suggestions:

• Use the basement, attic or garage as a catch all room for extra furniture, boxes, toys.
• Turn on all lights and open window treatments.
• To show off counters, remove as much as you can.
• Remove mats and runners from the floors, especially the bathrooms.
• The sunlight and a camera flash will show dust and grime, so clean reflective surfaces.
• Tuck away wires from appliances and chargers.
• Remove pets, including bowls, beds and toys.
• To the best you feel comfortable, neutralize the home of political and religious artifacts.
• Move cars from driveway and in front of the house. Hide trash cans and toys around the grounds.

Most major credit cards, debit cards, checks and cash. For security and privacy reasons we do not take digital wallet payments.

Yes, and we also do virtual Twilight photos, that cost less and have a quicker turnaround time.

Yes, we can green-up brown grass, change grey skies to blue, as well as touch up interior photos. All included with your session.

You get two sizes of photos, medium resolution great for emailing, and high resolution photos. We can shoot photos and video up to 6K if needed.

We only use professional Nikon, Hasselblad and DJI cameras, lenses and video equipment, shooting up to 6K resolution.

You have unlimited use of the photos for promoting the property to the public and for private use. We do not allow the sale, trade or exchange of our photo without express written consent.

Depending on the time of the year, we have scheduled shoots in as little as the same day, but it's generally best to give yourself a few days. Only large Gardens, Estates and Commercial properties should schedule one to four months in advance, due to logistics and travel.
